The building plot consists of 4 plots per piece, a total of 15.056 m2 fenced and illuminated.
On the ground floor there is a beautiful house of approx. 300 square meters. It is located in a secluded
area (the first house is 200 m away), in the middle of vineyards and olive groves in the western part of the
Istria peninsula (Croatia), only 4 km of airline to the coast (Adriatic Sea). Distance from some cities:
Novigrad 9 km, Umag 10 km, Poreč 25 km, Portorož airport (SLO) 15 km, Trieste (Italy) 35 km.
The house was built in 1975 and the design is unique. The roof was rebuilt in 2013, all woodwork in 2014
(PVC windows and AL grill), and a new facade in 2015, with insulation to EU standards. The house is fully
furnished.
As far as the interior of the house is concerned, it is nicely maintained, but it has not been renovated,
which we consider to be meaningless, because it would be a decoration according to our taste which
does not necessarily like the new owner.
On the first floor is an apartment of 133.50 square meters (kitchen, dining room, hallway, living room, 3
bedrooms, 2 bathrooms) and 2 large terraces overlooking a picturesque village on a hill. On the ground
floor there are two apartments of 45 and 60 square meters, and an office of 20 square meters. There are
also two garages, each with two parking spaces, and a summer kitchen with a large terrace, and a
underground basement of approximately 25 m2. On the ground there is a large 300 m2 shelter, a concrete
and iron, covered with zinc plates.
The house is built with all the necessary permits, construction and use of permits, and also possesses a
certificate of energy efficiency (class B).
Access to land is possible from several sides, all connected by asphalt road.
Distance from settlements, post offices, banks, shops, ambulances, dental clinics, pharmacies,
kindergartens, schools and bus stations 500 m.
All property is owned by 1/1, without any burden, credit (mortgages) and debts.
On the property are planted many fruit trees such as apples, pears, cherries, plums, walnuts, hazelnuts,
almonds, and 50 olive trees. It depends on the wishes of the owner, is possible to start a business, with
