GOLDEN OPPORTUNITY

I am also regularly asked if I have vacant pads. I also rent 3 open covered garage spaces to the mobile home park tenants.
As for the large shop, it is 2200 square feet with an additional 1500 square feet of attached storage (comprised of three walls and covered by the shop`s tin roof overhang). The building is rented as a licensed auto body shop that has been in operation with the same owner for 17 years. Some of the auto body shop rules include: no more than 10 vehicles at a time, no junk cars can be left on the property, all environmental laws must be followed (chemical water test completed yearly), and the tenant is responsible for all the snow removal for the large paved driveway that access the house and the shop. The shop has a concrete floor, radiant heat, a tin roof, brown tin siding, bathroom (two pieces), and it has its own well and septic tank.
As for the house, it is a 1982 modular home with vinyl siding on a concrete foundation with a full basement. The house is 1300 square feet on the main floor with a 700 square feet finished basement (basement suite), and 600 square feet of unfinished basement (mechanical room, storage). The upstairs has three bedrooms, large living room, kitchen, 2 bathrooms (three pieces), laundry room, and a recently renovated sun room. The bright basement suite has 1 bedroom, large living room, one bathroom (three pieces), an efficient modern fire place, and its own separate entrance. The upstairs is heated with propane and the basement has wood heat and baseboard heaters. The house also has a large carport that can easily accommodate a fifth wheel or four cars. The electricity that I produce is sold directly to BC hydro through a contractual agreement. I also have installed a separate solar water heating system in addition to the regular electric water heating system. The basement suite includes a system to remove any potential radon gas. The house has its own well, septic tank, and it is separated from the mobile home park by one acre of lawn with a full underground water sprinkler system.
The property itself is in NIcholson (~11 km south of Golden), which has its own elementary school and a small gas station/grocery store. The property is on flat ground, completely cleared, nicely landscaped with trees (fruit and ornamental) in rows to facilitate mowing, a nice lawns, and incredible views of the mountains on every side. The property has plenty of excellent quality water and since it is located in the valley bottom the property receives a lot of sun.
